NoHo Infill Housing Gets Go-Ahead

An infill multifamily project proposed for North Hollywood by Garen Boyajian of Blix Equities has been given the green light.In a unanimous vote last month, the Los Angeles City Planning Commission approved plans for an 18-unit apartment building to be erected at 10912 W. Blix St.  The commission approved density bonus incentives requested by the developer. It also granted the project a Class 32 exemption from review under the California Environmental Quality Act.Designed by Bittoni Architects, the residential project, which will replace an existing fourplex, seeks to establish a five-story structure with 18 one- and two-bedroom apartments perched atop a 16-vehicle subterranean parking garage. The building will consist of wood-frame construction atop a concrete podium with contemporary black and white exterior and rooftop deck.In exchange for incentives, Blix Equities will create three low-income apartments and will not impose rent increases on multi-year leases.Boyajian’s development is not the only boutique multifamily project currently in the works for Blix Street: A 21-unit, four-story complex with parking for 17 vehicles is going to replace a vacant single-family home at 10804-10806 W. Blix St. Developed by IM Home and designed by Bijan Azadi & Associates, that project is currently under construction.
