Pool Party for The Westerly’s Anniversary

The Westerly, a townhome development in Simi Valley from Landsea Homes, celebrated its first anniversary with a pool party. The master-planned community, with 211 townhomes total, opened in June 2018. The Westerly was built on the first piece of land purchased and developed by the Newport Beach-based firm, an international homebuilding and development company with operations in the U.S., Europe and Asia and a subsidiary of Landsea Green Group in Hong Kong. The Westerly townhomes come in six floorplans, range from about 1,400 square feet to just over 2,200 square feet, and cost $497,628 to $612,129. Outdoor amenities including The Watering Hole, a swimming pool area; tractor park; bocce ball courts and garden park. Of the 211 units, the Westerly currently has 63 homeowners and 52 closed homes. “Last month, we’ve had 11 sales,” said Kaylee Smith, vice president of the Southern California division of Landsea. “We’ve had a lot of buyers for every format. We have a lot of traffic, but overall we have residents settling in.” Smith added that her team is focused on selling about 30 more homes by year’s end. The celebratory pool party was a chance for new residents to meet their neighbors and for prospective buyers to see the premises. “We’re actually looking to make that a summer annual thing,” Smith said. Last year, Landsea acquired its first L.A. County homesite in Chatsworth for an undisclosed price. The plan is to bring 50 luxury homes online in 2019. They provided a master plan for a community called Crestley at Deerlake Ranch, with model homes expected to open late this year and initial home closings in early spring next year. “This is more a single-family home neighborhood,” Smith said of Crestley. “It’s just a different type of product.” Well under construction, Crestley at Deerlake Ranch, which will rise north of the 118 freeway and adjacent to Porter Ranch, will have homes with resort-style amenities, including 4.3 miles of trails plus a dog park and a clubhouse with game room, pool, spa, fire pit, built-in barbecue and pizza ovens, cabanas and an outdoor fireplace. “We’re looking at a late-2019 opening,” Smith said. “This exciting acquisition in Chatsworth allows us to enter into another strategically important market and build on the success of the highly desired and nearby community, The Westerly in Simi Valley,” said Tom Baine, president of Landsea Homes’ Southern California division, in a 2018 statement. “Our goal is to continue to create highly desirable communities across the country and build high-performance homes that enhance the lives of people who live there.”
