Residential developer California Home Builders in Canoga Park, a division of Evenhaim Industries Corp., has bought an office building for $16 million in Woodland Hills as the site for its next mixed-use project. The two-story, 98,300-square-foot office building at 6109 De Soto Ave. sold to California Home for about $163 a square foot, according to Curtis Palmer, managing director of commercial real estate brokerage firm Newmark Knight Frank in Los Angeles, who brokered the deal on behalf of the seller, a private individual from New York City. Newmark Knight Frank Associate Christopher Benton also participated in the negotiations. The site within the Warner Center 2035 Specific Plan sits on more than 3.5 acres and has nearly 300 parking spaces. Shawn Evenhaim, chief executive of California Home Builders, said the company is planning to build a mixed-use project with about 350 luxury apartments and commercial space on the site. “It will be a great addition to our other mixed-use projects of Variel Avenue of 245 units, and on Topanaga Canyon Boulevard of 347 units,” Evenhaim said.
