Former Weider Building in Warner Center Fetches $12.8 Million

The former home of Weider Health & Fitness in Warner Center has sold for $12.8 million, according to Jim Markel, vice president and regional manager of Marcus & Millichap’s Encino office. The 41,058-square-foot office building, located at 21100 Erwin St. in Woodland Hills, was built in 1971 and functioned as the headquarters for Weider’s muscle magazine and event business. The facade features a relief of Greek Olympic athletes. CoStar Group identified the seller as Betty Weider of Woodland Hills and the buyer as Robert Kopple of Los Angeles. Marcus & Millichap Encino’s Chase Cohen, Martin Agnew, Ryan Serling, John Lally, Brin Hamblin and Stuart Fagan all located out of Marcus & Millichap’s Encino office, represented the seller. T.C. Macker of Westmac repped the buyer. “This iconic office building had been sitting vacant for the past five years, but once we secured the exclusive listing and began the marketing process, we brought owner/users together from all industry types, including entertainment, medical, hospitality and manufacturing,” said Cohen in a statement. “New ownership plans to use the building as a medical laboratory and flagship corporate location.” The two-story property sits on a 1-acre parcel at the corner of Variel Avenue and Erwin Street, directly across from the Q East mixed-use development project by California Home Builders of Canoga Park, that is currently under construction. The property is also walking distance from Uptown at Warner Center, a 47-acre mixed-use development that includes retail, office, hotel, research and development and assisted living.
