Amazon.com Inc. has signed a long-term lease for a 202,421-square-foot industrial building in Moorpark.Financial terms of the transaction were not disclosed.The recently refurbished property, located at 6000 Condor Drive, features 16 dock-high positions, 24-foot ceiling clearance and a fenced yard with parking to accommodate 405 vehicles.The property is situated by the 118 freeway near the 23 interchange.Bram White, executive vice president at Daum Commercial Real Estate Services, and Don Thordarson of Donald J. Thordarson Inc.
represented the landlord interest through Transwestern Development Co., which developed the project and manages the property. Tim Wallace of Cushman & Wakefield represented tenant Amazon.“Don and I helped the lessor acquire this property in 2018 and had a comprehensive understanding of the goals for this investment,” White said in a statement.
Since the pandemic outbreak, Amazon has been aggressive in cementing leases for fulfillment centers in the region. Last year, the e-commerce giant took 97,000 square feet at the Center at Needham Ranch in Santa Clarita.Amazon previously opened a fulfillment center in Newbury Park in 2018.
Xebec Realty Partners’ 211,575-square-foot facility at 1757 Tapo Canyon in Simi Valley and two Camarillo warehouses at 3001 and 3175 Mission Oaks Blvd. spanning a combined 734,000 square feet are also leased out to Amazon.
In February, Amazon confirmed that it would be taking up space at the upcoming 61-acre Avion business park site in Burbank.
