With the unanimous approval of Los Angeles Planning Commission, another 40 residential units will be coming to the central San Fernando Valley.Golden Oak Properties, filing with the Planning Commission under the name Lahikahi LLC, has enlisted Calabasas-based architecture firm Ken Stockton Architects to design the horizontal, three-story Winnetka complex, which will be located at 6817 Winnetka Ave.The developer has requested various entitlements for this 42,611-square-foot residential project, including a density bonus incentive to allow for a 10-percent reduction in vehicular parking, plus an increase in allowable floor space. The project aims to include 53 parking spaces in a semi-subterranean configuration.The project calls for the demolition of a single-story, 3,500-square-foot commercial building currently at the address.Based in Los Angeles, Golden Oak Properties already owns and manages several properties in the North Los Angeles market, including The Oakleaf, a 20-unit building at 13535 Moorpark St. in Sherman Oaks; the 15 units at 12740 Oxnard St. in North Hollywood; and another NoHo site, a triplex at 12800 Oxnard St.Next to the upcoming 40-unit site, there is currently a much-larger, 154-unit, 209-car residential rise underway at 7111-7123 Winnetka Ave. Dubbed Winnetka Village, this project is being developed by Rainbow Investments and with design by Arcaforma.
