Apartment Complex With 64 Units Proposed in Van Nuys

A developer has proposed a multifamily complex with 64 units for a Van Nuys address, according to city of Los Angeles records.The project – a mix of studio, one- and two-bedroom apartments above a 56-car parking area – would replace a row of small commercial buildings that were erected in the 1930s and 1940s.The apartments would cover about 18,000 square feet near the southwest corner of Oxnard Street and Hazeltine Avenue.Project applicant Leslie Nishinian, representing the Nick Nishanian Trust, has asked the city for development incentives through the Transit Oriented Communities program to permit a bigger building than presently allowable per the property's base zoning. If the bonuses were received, Nishinian will create seven low-income apartments within the project plan.Architect Daryoush Safai is designing the building, which will have two rooftop decks.Van Nuys has become a hotbed of multifamily development. In January, developers filed an application for a six-story, mixed-use commercial development at 14557 Friar St. Another 54-unit mixed-use residential project is currently under construction at Van Nuys and Kittridge.
