Developer Plans 214 Residential Units in Van Nuys

A mixed-use apartment complex has been proposed to replace a pair of restaurants in Van Nuys.

According to an Urbanize.LA report, project applicant Benjamin Golshani of VNB LLC has filed with the L.A. Department of City Planning to construct a five-story building at 7115-7131 N. Van Nuys Blvd. that will feature 214 studio, one- and two-bedroom apartments atop 15,800 square feet of ground-floor commercial space. There will also be 208 parking spaces located at grade and in two subterranean levels.

Golshani is seeking entitlements including Transit Oriented Communities incentives to permit a taller building with greater floor area and density than the zoning permits. In exchange, a total of 24 of the new apartments would be reserved as low-income affordable housing.

According to architectural plans by Khorramian Group Architects, the building will boast amenity decks at the podium and roof levels. The retail space will face Van Nuys Boulevard with parking fronting Sherman Circle to the west.

The project is one of two large mixed-use apartment complexes envisioned for the intersection of Van Nuys Boulevard and Sherman Way. Alliant Strategic Development filed an application with the Planning Department last year to build a six-story, 322-unit residential structure at 7050 Van Nuys Blvd.
