A 120-unit mixed-use residential project is in the works in Van Nuys.
Jonathan Azal of JB Builders has proposed to replace a single-story commercial building on an approximately .643-acre site at 14519-14539 W. Sylvan Street with an apartment building. The new six-story building will be comprised of one-, two- and three-bedroom apartments atop 4,800 square feet of ground-floor commercial space and underground parking for 102 vehicles.
The developer has requested Transit Oriented Communities incentives to allow for greater density and floor area than permitted by the area’s zoning regulations. In exchange, 14 of the new apartments will be slotted as extremely low-income affordable housing.
Azal has enlisted GA Engineering as the architect for the Mediterranean-style Sylvan Street project. GA Engineering has worked on other projects for Azal.
Azal has a few residential developments in the works in Van Nuys, including another one at 14606-14612 W. Sylvan Street, where he wants to build a 35-unit apartment building. He has also proposed a 33-unit apartment building at a nearby site on Erwin Street and plans to replace a surface parking lot on Friar Street with a 33-unit residential complex.
