Tire’s Warehouse has signed a lease for 170,000 square feet of industrial space at the under-construction first building that will launch Phase II of the Center at Needham Ranch in Santa Clarita.
A division of U.S. Venture Inc., Tire’s Warehouse — a family owned and operated tire wholesaler in California, Nevada and Arizona — is relocating from Sylmar.
Needham Ranch, an industrial park developed by Trammell Crow Co. and Clarion Partners, already counts Amazon.com Inc., DrinkPak, LA North Studios and Illumination Dynamics among its tenants.
Tire’s Warehouse will occupy Building 10 in the industrial park. The balance of the buildings at Needham Ranch’s Phase II, to begin construction later this year, will range from 85,000 to 320,000 square feet.
CBRE Group’s Craig Peters, Cameron Merrill and Doug Sonderegger represented the landlord while Newmark’s John DeGrinis and Andrew Morrow (now with Cushman & Wakefield) represented tenant Tire’s, which will begin occupying the building upon its completion in the next two months.
“We are excited to see a great company like Tire’s Warehouse select the Center at Needham Ranch for its new home,” Peters said in a statement. “The building offered the perfect location, along with state-of-the-art features, and will provide a great long-term solution for their business.”
