The final component of The Vineyards at Porter Ranch development is officially underway.
Tharaldson Hospitality Development broke ground Jan. 20 on its newest hotel, a 100-room Hampton Inn & Suites located within Shapell Properties’ The Vineyards shopping-entertainment-restaurant center. The mixed-use development has already completed its residential and medical office building elements as well as the bulk of its retail space.
The Hampton Inn will be located at 20150 Rinaldi St., with easy access from highway 118 at Porter Ranch Drive.
When completed in the spring of 2023, the Hampton Inn & Suites in Porter Ranch will feature rooms and suites, guest laundry, a guest market, fitness center, meeting room, swimming pool, and a patio with barbecue and fire pit.
“It’s extremely exciting for us,” said Don Cape, Tharaldson Hospitality Management vice president. “We’ve been working on this for several years. These things take their time to go through the entitlement process.”
Joining Tharaldson Hospitality Development’s representatives at the groundbreaking ceremony were Sharon Bronson, a field deputy for Los Angeles City Councilman John Lee; and John Love, Vice President of Shapell Properties. Local neighborhood council members, directors from local chambers and other community leaders also attended.
“We had all of our key individuals, it had a really nice turn out,” Cape said.
Love said that, so far, The Vineyards has been living up to expectations, including its 266-unit apartment complex.
“The restaurants and businesses have been very successful,” Love said. “The community has really embraced it. We’ve been impressed with how quickly the residences have leased up.”
A three-story medical building has been 100 percent occupied by Kaiser Permanente since summer 2019.
All the retail has opened except for three buildings that will be built concurrently with the hotel.
There was an 18-month delay on the hotel build from its original target opening of summer of 2020.
“The hotel was delayed because of COVID, but the plan had been to be open earlier,” Love said. “COVID ate into the timeline a bit.”
During that period, Tharaldson faced some challenges that forced it to assess which projects to prioritize for construction.
The hotel is now due to open around April or May 2023.
“That will be the capstone for The Vineyards at Porter Ranch,” Love said.
Tharaldson, with western headquarters in Las Vegas, currently owns and operates 82 hotels.
“We’re leasing the site from them on a long-term ground lease,” Cape said of Tharaldson’s arrangement with Shapell Properties. “We do everything end-to-end ourselves in-house.”
Hampton Inn is Hilton’s strongest brand with more than 2,000 properties in the U.S. and more than 25,000 Hamptons in 30 countries.
The Hampton Inn will not have much competition in Porter Ranch proper. Nearby hotels include the Radisson in Chatsworth, Holiday Inn Express & Suites in Chatsworth and the Granada Inn in Granada Hills.
Cape said that the adjacent retail, residential apartments and the Kaiser Permanente building will prove great amenities for the hotel upon its completion.
“We’re looking forward to having a great Hampton Inn in the Porter Ranch market,” Cape said.
