Nestle, Entertainment Companies Top Lessees in Valley

Burbank beat out all other San Fernando Valley areas as the location with the greatest number of largest leased office spaces this year, followed by Woodland Hills. Thirteen of the 50 largest office spaces are located in Burbank, 12 are in Woodland Hills and six are in Glendale. However, Glendale is home to the largest space with occupant Nestle USA, Inc. The company occupies a 455,702-square-foot-building at 800 N. Brand Blvd. in Glendale and houses about 1,600 employees. Nestle has been located at the Glendale location since 1990, and it has four years remaining on the lease. Nestle USA makes products such as Lean Cuisine, Stouffers, Nesquick and Nestle Crunch. Nearby amenities make the building a great spot for the headquarters of Nestle USA, said Edie Burge, a company spokeswoman. “It is close to freeways, and basically the epicenter of where the employees live,” Burge said. Burge said she could not discuss specific lease terms, but hopes Nestle renews its lease at the Glendale location when the time arrives. Following closely behind is Buena Vista Home Entertainment, which occupies 454,212 square feet of office space at 3900 W. Alameda Ave. #1501 in Burbank. Buena Vista is a Walt Disney Studios-related company. It has occupied the East Valley location since January 2002. About 1,500 employees work at the location. The 32-story high-rise is within walking distance to restaurants, shops and financial institutions and provides immediate access to the 134 and 101 freeways. Ranking at No. 3 is Anthem Blue Cross, the occupant of a 448,072-square-foot building in Woodland Hills. The health insurance company has been located at the 21555 Oxnard St. location since 1977. It has nearly nine years left on its lease. The fully-leased building is home to about 1,120 employees. Burbank companies Warner Bros. Entertainment Inc. and The Walt Disney Co. round out the top five leased office spaces at No. 3 and No. 4, respectively. Warner Bros. occupies 420,949 square feet at 3400 Riverside Dr. with about 300 employees. Located at 3800 W. Alameda Ave., the Walt Disney Co. occupies 399,000 square feet with about 886 employees. In 2010, the building was awarded LEED certification by the U.S. Green Building Council. The Walt Disney Co.’s lease began in 1985 and has about six years remaining.
