Coworking Comes Home in Warner Center

Canoga Park-based developer California Home Builders has partnered with Irvine-based Premier Workspaces, one of the largest private flexible workplace operators in the U.S., to bring coworking to its recently opened luxury apartment building Q Topanga at Warner Center, with joining an established coworking site at nearby Q Variel.

“We’re excited to collaborate with the developers of The Q to release a project that’s both innovative and engaging,” said Michael Pollack, vice president and director of real estate at Premier Workspaces. “This new office space will be the first of its kind, located within a luxury apartment community that shares our dedication to hospitality. It’s a natural partnership that will allow the two brands to meet the shifting needs of remote and corporate workers who prefer to work closer to home.” 

Open to residents and non-residents, Q Work powered by Premier Workspaces will be located within The Q Variel luxury apartment community at 21045 W. Erwin St. and at The Q Topanga at 6262 Glade Ave., both in Woodland Hills.

Q Work features 6,000 square feet of workspace with 37 private offices, coworking, meeting rooms and common areas.

Design of the workspaces will echo the look and feel of the apartments. With a focus on premium private offices, the Q Variel will also offer a selection of virtual packages and memberships. All options can be easily customized to meet the needs of any business – from one person to a larger team — with usage rates spanning from by the hour to two years. 

QWork Topanga features a 9,150-square-foot private office and coworking space located on the ground level. The newly constructed suite has 49 private offices, 32 coworking seats/hot desks and two meeting rooms offering six or eight seats. 

Additional amenities include reception/administrative services, a kitchen, lounge, 24/7 access, high-speed internet, copier/printer, virtual office solutions and mail and package reception. Rates start at $700 a month for a private office.

“QWork space offers a full array of services that provide an ideal setting for all business types, from small businesses to enterprise companies,” said Amy Fuller, senior vice president of sales and marketing at Premier. “QWork Topanga is a perfect balance of sophistication, luxury and location.”

Pollack added: “Coworking office space has become the new norm and a preferred workplace for today’s workforce, especially as more companies move to permanent remote work options or hybrid work models. QWork Topanga offers Warner Center a variety of coworking spaces for small businesses and startups.”  

Those signing up for these Premier Workspaces will be able to enjoy the amenities of the building. 

The Q Topanga, for instance, offers amenities including complimentary house driver, front desk concierge, Q branded community bicycles, spa with in-house massage and cosmetology and multiple rooftop decks. 

The Q Topanga stands next door to the first Amazon Fresh grocery store and across the street from Westfield Topanga & The Village shopping centers, which offers dining, entertainment and shopping experiences.

“Being closer to where people live is really the trend,” Pollack said of the flexible and coworking offices market.

The partnership between the two companies began after California Home Builders contacted Premier Workspaces with an idea.

“They reached out to us four years ago while under construction with their first building on Variel,” Pollack said. “They were super-interested as having it as an amenity for residents of their building, trying to be different from what everyone was doing.”

But as things evolved, the parties found that there was a lot of interest in QWork from non-residents.

“We filled up the space at Variel very quickly,” Pollack said. “They built an even bigger, more beautiful one at Topanga.”

The Topanga QWork space debuted last month but the Variel location has been running since February 2020 and managed to maintain occupancy through the pandemic.

“Our centers were 90 percent occupied,” Pollack said. “During the pandemic, it dropped to the mid-80s. The two centers at the Qs are relatively small so keeping them occupied is not as much as an issue as some of the larger locations.”

One of those larger locations is in Woodland Hills, where Premier Workspaces has maintained a 20,000 square foot location at 21550 Oxnard St. for the past 15 years.
