Simi Valley Industrial in Build Mode

Last month saw the groundbreaking of Tapo Canyon Commerce Center, a five-building 344,000 square foot industrial complex at 1800 Tapo Canyon Road in Simi Valley.

The project is owned and developed by Stream Realty Partners in partnership with investment firm QuadReal Property Group.

On-hand for the ground-breaking ceremony: Newmark Vice Chairman John DeGrinis, Executive Managing Director Patrick DuRoss and Senior Managing Director Jeff Abraham, who are handling the leasing of the project; and Scott Sowanick, senior director at Stream.

“Today’s groundbreaking ceremony is the result of remarkable focus and collaboration from everyone involved with this project since we acquired the property last summer,” Sowanick said at the Oct. 28 gathering. 

The industrial buildings will range from 25,786 square feet to 135,579 square feet and provide tenants leasing options from 19,239 square feet to the entire 344,056-square-foot campus. 

Tapo Canyon Commerce Center will present high-image street frontage along Tapo Canyon Road and Los Angeles Avenue and will include such features as 28- to 36-foot clear height, window-lined office space and five different access points to its campus as well as access to the 118 freeway.

Before Stream purchased the property, the site hosted a 270,000-square-foot, single-story office building occupied by Bank of America. The complex, which should be completed by fall of next year, will be built on 18 acres.

“By our North L.A. standards, it’s a large site,” DuRoss said. “That amount of product is significant and definitely needed.”
