Q Topanga Unveiled at Warner Center Event

California Home Builders celebrated the grand opening of Q Topanga, a 347-unit, amenities-laden, mixed-use luxury apartment in Woodland Hills. 

In attendance at the Oct. 27 ribbon-cutting ceremony were the residential community’s developer Shawn Evenhaim, chief executive of Canoga Park-based California Home Builders; Los Angeles Mayor Eric Garcetti; Congressman Tony Cardenas; and L.A. City Councilmembers Bob Blumenfeld and John Lee, among other public officials.

“This vision started six years ago with my desire to change the living experience of apartment residents in the Valley and to give them a lifestyle that will exceed their expectations,” Evenhaim said at the opening ceremony. “We created a place that is truly the most sought-after location in the Valley.”

In his speech, Garcetti remarked on the beautiful architecture of the Warner Center apartment complex  and its role as a catalyst for smart developments in the Valley.

“To see the product of your work and your company’s work is something that moves me deeply,” Garcetti said. “I want to thank you Shawn for your vision. … We’re counting on you to build more.”

Blumenfeld, who represents the district where Q Topanga lies, said that the residential complex – located at 6263 Topanga Canyon Blvd. – exemplifies his vision of the Warner Center 2035 Specific Plan, an initiative incentivizing commercial and residential real estate projects to building up Warner Center into the downtown of the San Fernando Valley.

Amenities at Q Topanga include complimentary valet parking; a full-service concierge; community Tesla with a driver; smart-home technology allowing residents to control their lights, thermostats and front-door lock remotely from their phone; fitness center with daily fitness classes; a spa with an in-house therapist; multiple rooftops; a screening room; club house; reservable sport lounge; dog park and dog spa with an in-house groomer. 

The complex also has 20,000 square feet of ground level commercial retail space, half of which is devoted to Q Work, the Q branded creative co-working office space that has 45 private offices, two conferences rooms and soundproof phone booths. The other roughly 10,000 square feet will be leased by a high-end lunch and dinner restaurant.  

The Q Topanga is the second of five Q live/work/play buildings with interconnecting amenities which California Home Builders is creating in Warner Center. The first of the buildings – Q Variel – opened in October 2020. Located at 6200 Variel Ave., the Q Variel features 245 units.

In late October, California Home Builders also broke ground on what will be its third Q project, a 373-unit mixed-used, luxury apartment community that will be called Q DeSoto. 

In addition, California Home Builders obtained approval to develop two more Q complexes: Q Erwin, a 269 mixed-use, luxury apartment community; and Q Califa a 202-unit mixed-use, luxury apartment building.

“When you belong to the Q community, you belong to a network of high-end luxury buildings,” Evenhaim said.

With all of the residential buildings from various developers in conjunction with the Warner Center 2035 Specific Plan, it was important to Evenhaim that his Q buildings stand out.

“We wanted to make sure to differentiate ourselves. I knew it was going to be by the service and by the amenities that we would provide that people would see and appreciate and want to be a part of it,” Evenhaim said.

For the residents, Evenhaim’s concept leans deep into the live/work/play ethos.

“If you live in the Q, you don’t need Equinox (gym),” Evenhaim said. “There’s a lot of things you can give up.  You don’t need to drive.”
