A five-story, 33-unit apartment complex is proposed to replace three adjacent parcels with existing properties, according to Los Angeles Department of City Planning records.Jonathan Azai, of the entity 14817 Erwin LLC, has requested the entitlements to redevelop the entire grouping as one contemporary residential property.The owner of the three properties has requested approval to raze the existing structures at 14805-14817 Erwin St., which include two single-family homes and a triplex built between the early 1920s and midcentury.Design house GA Engineering has envisioned a mix of one-, two- and three-bedroom apartments above a parking structure that can accommodate 31 vehicles.
Given the properties’ proximity to the G Line busway’s Sepulveda and Van Nuys Stations, Azai’s development may be eligible for Transit Oriented Communities incentives, which would permit him to build a larger structure than usually allowed by zoning. In exchange, the new complex would include five affordable low-income housing units.The proposed apartment complex is the latest multifamily residential building in development in this section of Van Nuys. Other projects include 322 apartments in a six-story building coming to 7050 Van Nuys Blvd.; and a six-story, 64-unit complex planned near the southwest corner of Oxnard Street and Hazeltine Avenue.
