‘Team DeGrinis’ Negotiates a New Address

Newmark Knight Frank announced Jan. 7 that a prominent industrial real estate brokerage team has joined its ranks after a decade at Colliers International. NKF has added John DeGrinis as executive managing director, Patrick DuRoss as senior managing director, Jeff Abraham as senior managing director and Kate Borden as brokerage services specialist. Now based in Woodland Hills, the brokerage team marks NKF’s expansion into the San Fernando Valley. “John and his team will be game changers for us in the greater Los Angeles market and will be central to our expansion in the Valley,” said NKF Executive Vice President and Managing Director Phil Brodkin in a statement. “We plan to bring 10 to 15 brokers into that office. John is a strong leader to help make that happen.” Colloquially known as Team DeGrinis at Colliers, the trio of DeGrinis, DuRoss and Abraham sold and leased more than 25 million square feet and $1.4 billion during their 10 years at the firm. Among Team DeGrinis’ most recent endeavors: opening a two-building, 255,528-square-foot warehouse in Sun Valley over the summer that serves as a Northern Los Angeles hub for Amazon.com Inc. delivery partner OnTrac, which signed a 10-year lease at the brand new facility; representing seller TA Realty in a $28.5 million sale of a renovated, e-commerce-ready 146,000-square-foot industrial property in Chatsworth; and exclusively representing Tejon Ranch Commerce Center in lease transactions, which included September’s landing of the regional logistics operation of SalonCentrics, a subsidiary of French cosmetics giant L’Oréal, which will occupy roughly half of the new 480,000-square-foot structure at the Kern County facility. At Colliers, DeGrinis, a commercial real estate industry veteran, served as senior executive vice president and specialized in warehouse leasing, sales, land development and tenant representation in North Los Angeles from the San Fernando Valley to Ventura County. With 14 years of experience, DuRoss served as a senior vice president alongside DeGrinis at Colliers, where he started his career, as did Abraham, who began his career in 2008 as part of the DeGrinis group. “Joining NKF is incredibly exciting for our team,” DuRoss said in a statement. “We’ve collectively been with the same company for 70 years so this represents a big step for us. We were drawn to NKF’s commitment to their industrial platform. We look forward to making an impact right away.” DeGrinis added: “I appreciate the entrepreneurial and collaborative culture of NKF. It’s a great opportunity to continue to build our business and provide more services to our client base.” Operated by Newmark Group Inc., London-based Newmark Knight Frank has 16,000 professionals in its brokerage stable operating out of 430 offices on six continents. Calabasas Campus Sale A three-building office campus in Calabasas has sold for $78 million. According to a company statement issued by Newmark Knight Frank, which handled the transaction, Related Fund Management and Cruzan entered a joint venture to purchase Calabasas Park Centre, which is adjacent to Caruso’s open-air mall The Commons at Calabasas. NKF Co-Head of U.S. Capital Markets Kevin Shannon, Executive Managing Directors Rob Hannan and Brunson Howard and Senior Managing Directors Michael Moll and Laura Stumm represented seller Kilroy Realty Corp., which had originally developed the site in two phases between 2000 and 2001. Spanning a collective 225,340 square feet, the campus consists of a pair of four-story office buildings and one two-story building at 23925, 23975 and 24025 Park Sorrento, where nearly 40 tenants lease space. Tenants include Pinnacle Estate Properties, Topa Insurance Co., Wixen Music Publishing Inc. and Sage Healthcare Management Group. “Calabasas Park Centre’s stabilized in-place cash flow, amenity access, construction quality and strong historical asset performance drove significant investor interest,” Moll said in a statement. Realtors’ new leader Ventura County Coastal Association of Realtors has elected Jorge DeLeón as its new president. Based in Oxnard, the trade organization counts more than 2,000 licensed West Ventura County real estate agents among its membership. DeLeón, who serves as regional branch manager at Coldwell Banker Residential Oxnard at 300 E. Esplanade Drive, takes over for 2018 President Matt Capritto, of Berkshire Hathaway Home in Ventura. In 2011, DeLeón served as Ventura County chapter president of National Association of Hispanic Real Estate Professionals.
