A mixed-use project with a large-scale residential component has been proposed for Sylmar, according to city of Los Angeles records.

Located at 14971 Foothill Blvd., the development, will feature 132 one-, two- and three-bedroom units perched atop a 1,337-square-foot ground-floor commercial space and three levels of subterranean garage parking that will accommodate 143 vehicles.

Applicant Daniel Wishard, owner of Cal Creations, a general contractor, is developing the project, according to a Los Angeles Planning Department filing. Archeon Group is the design studio working on the project for the developer.

The Sylmar housing market has heated up in recent months. Last month, it was reported that a 26,000-square-foot site at 13104 Glenoaks Blvd. would be redeveloped into eight apartments plus a café. In July 2019, a developer earmarked the parcel at 12663-12667 N. San Fernando Valley Blvd. for 56 residences.
