Michael Fant, the owner of a vacant lot in Valley Glen, has applied with the city of Los Angeles to develop a multifamily complex with retail elements on his property.
Urbanize.LA reports that the 13716-13720 Victory Blvd. site would have 32 apartments, which would include very low-income housing. Fant is seeking density bonus incentives for the mixed-use project.
The apartments would sit perched atop 1,000 square feet of ground-floor retail and basement parking space.
If approved, the development will rise not far from the similar 49-unit Villas at Valley Glen along Woodman Avenue.
Part of the property has been home to a 4,350-square-foot carwash built in 1964, according to CoStar Group data.
