Pasadena Assisted Living Homes Sells for $10.9 Million

JCH Consulting Group Inc. in Anaheim Hills, a real estate brokerage focused on long-term care facilities, said it has negotiated a three-facility portfolio sale in Pasadena for $10.9 million. The assisted living properties were the 136-bed Pasadena Residential Care Center, the 40-bed Castle View Retirement Estate and the 60-bed Garfield Care Center at 1415, 1425 and 1435 Garfield Ave., respectively. SYTR Real Estate Holdings bought the portfolio out of Chapter 11 bankruptcy from 1415 Garfield LLC, 1425 Garfield LLC and 1435 Garfield LLC. The nearly 27,400-square-foot Pasadena Residential Care Center was built in 1951; Castle View Retirement Estate is more than 7,900 square feet and was built in 1940; and the roughly 11,100-square-foot Garfield Care Center was built in 1956. Shep Roylance, senior vice president with JCH, represented both the buyer and seller and assisted the bankruptcy court with the sale.
